To be completely frank, please do not respond if you cannot fulfill the following duties: paying mothly bills on time, assisting in housework by completing your assigned household chore, taking turns taking out garbage and recycling, assisting with yardwork, participating in buying household supplies (this is on a system to ensure fairness), and cleaning up after yourself in common areas. I know, it's a lot to ask, right? 😆 To secure the commitment you will be making to fulfulling those expectations by replying to this ad, there is also a tenant agreement you will be asked to sign stating that you agree to these terms, will complete them on your own without reminders, and can be asked to leave if they aren't fulfulled. YES, it's been that hard to find a responsible roommate and this is exactly why the current tenant is moving out. With one tenant being gone most of the year, that slack falls to me, and I have a full-time job and am a full-time student, so I don't want that.
Now that that serious stuff is out of the way, everything else is you and your life, and that will be 100% respected. I am 38F and my brother (the other tenant) is 29M. My brother commercial fishes and will not be home most of the time. We are open-minded and friendly, non-religious, 420 and LGBTQIA+ friendly as well. We'd prefer a female tenant over the age of 30, but if that doesn't apply to you and this living situation sounds like your jam — you can meet our basic needs for a roommate, please still reply and we can see if it would be a good fit. People's backgrounds and lives vary, and we understand that. Since you'll be living with me mostly, I am introverted, quiet, and mostly keep to myself, but I truly don't mind noise and guests or whatever. Big parties would be a no-go, but having a few friends over for the night, or whatever, is beyond fine. When my brother is home, that matters even less to him. This will be your home as much as it is ours.
The house itself is 950 square feet, 2 levels with 1.5 bathrooms. It has a 1-car garage that is mainly used for storage. The house has a full kitchen with a dishwasher, washer and dryer, and a fenced in backyard. It's located just near Lakeway, so it's close to bus lines, Fred Meyer, Whole Foods, and the neighborhood is right across the street from a Whatcom Falls entrance — it's a great area and house, and we love it. As mentioned, pets (cats and/or dogs) are welcome, but do be aware that there will be 2 cats, so keep in mind that there will be adjusting to do for all pets involved and that if you have a dog, you already know if it's safe to be around cats. I personally don't discriminate against dog breeds, either, as long as it's good with cats, but the property manager may have limits as to which breeds are allowed.

Tell me a little about yourself, your age, if you have pets, what you do for a living, etc. The next step will be setting up a video call to get acquainted and a virtual tour can be done at that time. If everything seems good, we will set up an in-person tour (if you're in town). Because the room is currently occupied, I've informed the current tenant that I am planning to start showing it the last 2 weeks of July, just keep in mind that it will be empty and cleaned to what is depicted in the image when you move in because I will make sure that is done. Once the final selection is made, you'll have to apply with the property manager to be added to the lease, which I believe is a $35 fee.
